House Rules
By booking and staying at this property, you agree to comply with the following house rules. These rules are in place to ensure a comfortable stay for all guests and to respect the residential nature of the building and our neighbours. Failure to comply may result in penalties or early termination of your stay.
1. Quiet Hours & Noise
Quiet hours are strictly enforced between 11:00 PM and 8:00 AM.
The property is equipped with a Minut noise monitoring device, which measures overall noise levels only. It does not record conversations or audio.
Excessive noise is not permitted at any time, particularly during quiet hours.
Repeated or serious noise disturbances may result in immediate termination of the stay without a refund and a penalty of £200.
2. No Smoking Policy
Smoking is strictly prohibited anywhere inside the property, including bedrooms, bathrooms, common areas, and near open windows.
Smoking is also not permitted on the balcony, at entrances, or anywhere within the building.
If evidence of smoking is found (including odour, ash, cigarette butts, or damage), a £200 penalty will be charged to cover professional deep cleaning and deodorisation.
3. Parties, Events & Visitors
Parties, events, or gatherings are not permitted at any time.
Only the number of guests confirmed in the booking may stay overnight.
Visitors are not allowed without prior written approval from the host.
4. Surveillance & Monitoring Devices
For safety and security purposes, a camera is installed, monitoring external areas only.
There are no cameras or recording devices inside the property.
All surveillance and monitoring devices are fully disclosed and compliant with Airbnb policies and local regulations.
5. Devices – No Tampering
All devices within the property must not be touched, moved, covered, unplugged, disabled, or tampered with in any way.
This includes (but is not limited to)
• Minut noise monitor
• Smoke detectors
• Wi-Fi equipment and routers
• Thermostats and heating controls
Any attempt to interfere with or disable these devices is considered a serious breach of house rules and may result in:
• Immediate termination of the stay without refund, and
• A minimum charge of £200 to cover inspection, reset, or replacement costs.
6. Respect for the Property
Please treat the property with care.
Any damage, missing items, or excessive cleaning required will be charged to the guest.
Guests are fully responsible for the behaviour of all members of their group.
7. Breach of Rules & Penalties
Breaches of house rules (including smoking, excessive noise, unauthorised guests, parties, or device tampering) may result in:
• A minimum £200 charge, and/or
• Immediate cancellation of the booking without refund, depending on severity.
8. Residential Building
This is a residential property, not a hotel.
Please behave respectfully at all times towards neighbours and in all shared areas.

Guest Access & Check-in
Check-in details will be sent 24 hours before your arrival and will include everything you need for a smooth and easy check-in.
Access to the property is via a secure lockbox located outside. The lockbox code will be provided in the check-in message.
